Fair Market Value Appraisal Reports are generally used for matrimonial (separation & divorce), estate purposes & general knowledge of an item. Fair market value is the price at which the property would change hands between a willing buyer & a willing seller, neither being under the compulsion to buy or the compulsion to sell; & both having reasonable knowledge of the relevant facts.

Replacement Cost Appraisal Reports are generally used for insurance purposes, loss, theft, damage, etc. Replacement cost is the cost of replacing a particular item when it is either lost or destroyed.
